Park County Planning & Zoning


WHAT IS PLANNING & ZONING?

Park County's Planning and Zoning Department oversees compliance with the County's Land Use Regulations as well as taking a large part in reviewing new development occurring in the County.  Our Land Use Regulations define Park County's rules and provisions for development.  We conduct review of site plans for the permitting of driveways, septic systems, structures, and more.  The department also works closely with the Board of Adjustments, Planning Commission, and Board of County Commissioners when reviewing certain land use decisions in the County.  The department will also administratively review land use cases that may not be deemed necessary for review by one of the Boards.


WHAT IS OUR MISSION STATEMENT?

Our goal is to promote the health, safety, and general welfare of our citizens by implementing sustainable land use and planning principles.  We strive to inform and apply the land use regulations in a constant manner so landowners are able to get the most out of their property and its potential.  We also aim to meet the strategies set forth in our Strategic Master Plan, developed with the help of Park County citizens, in order to develop regulations that align with residents' wants and needs.


LAND USE APPLICATIONS

Park County offers processes for land use changes that may be requested by landowners such as variances, conditional use permits, lot consolidations, subdivisions, and more.  These processess involve submittal of an application along with details of the proposal as well as public review by the appropriate board(s).  For a full list and more information regarding these processes, please visit the Land Use Regulations (Article V for rezonings and conditional use permits, Article VI for subdividsions and lot line adjustments) and Land Use Applications sections on the Park County website (parkco.us/183/planning-zoning).


SHORT-TERM RENTALS

Park County is currently accepting applications and actively reviewing submittals for residents looking to rent out their homes in the County for short time periods.  Please read all information set forth in County Ordinances 20-03 and 21-01 for regulations and restrictions regarding short-term rentals.  More information as well as the aforementioned ordinances, the application form, and where to submit applications can be found on the Short-Term Rentals section of the Park County website.  Futher questions can be answered via our short-term rental E-Mail.


WHAT IS MY ZONE TYPE?

You can check the zoning of your property by going to maps.parkco.us and searching for your address or parcel number.  For further information on what you can develop in your zone type, see the zone district use tbles in Article V of our Land Use Regulations, available on the Park County website.  For other questions, please contact our department.
